Univ. Heights NW Rentals Near U of C | Livenvo Rent
University Heights remains one of Calgary's most rental-heavy communities since its 1963 establishment, with roughly two-thirds of its housing used for renting. Bordered directly by the University of Calgary, McMahon Stadium, Alberta Children's Hospital, and Foothills Medical Centre, it's built almost entirely around institutional proximity.
University Heights was established in 1963 as a small, purpose-positioned community bordered by the University of Calgary, McMahon Stadium, the Alberta Children's Hospital, and Foothills Medical Centre. It's bounded by 24th Avenue NW to the north, University Drive NW to the east, the Trans-Canada Highway to the south, and Shaganappi Trail to the west — a compact footprint that puts nearly every major destination within a short walk. The rental figures here stand out even among Calgary's inner-city communities: close to two-thirds of University Heights housing is used for renting, and nearly two-thirds of buildings are condominiums or apartments rather than single-family homes. That composition reflects the steady demand from students, hospital staff, and university employees who prioritize a short commute over space. Two schools serve the neighbourhood directly, including Westmount Charter School, and renters get fast access to Crowchild Trail and the Trans-Canada Highway for trips across the rest of the city. For anyone working at Foothills Medical Centre, the Children's Hospital, or the university itself, University Heights is about as close as Calgary rental housing gets to campus.
